- Models Point to Rate Expectations Behind Much of Treasury Yield Rise
Housing economist Tom Lawler, in analysis published by CalculatedRisk on Oct. 21, said expectations for future short-term rates explain most of the 2026 rise in U.S. 10-year Treasury yields, based on three term-premium models. The ACM and CR models attribute nearly all of the increase to higher expected average short-term rates over the coming decade, while the KW model assigns slightly less than half to a higher term premium. Breakeven inflation rates were only slightly higher on Oct. 16, 2026 than on Dec. 31, 2025, pointing to higher expected real rates. Expectations for future real rates began rising around the time AI-related borrowing needs surged, though the analysis describes timing and does not establish causation. The current-coupon MBS yield stood at 6.27%, after easing from a yearly high on Oct. 5.
